LANDLORDS FEES SCHEDULE

LET ONLY
Providing free rental valuation of your property
Provide guidance on compliance with statutory provisions and letting consents
Advise on refurbishment requirements
Erect board outside property in accordance with Town and Country Planning Act 1990 (where possible)
Market the property and advertise on relevant portals
Carry out accompanied viewings (as appropriate)
Review applications from prospective tenants to assess suitability
Full references on all applicants including credit checks, previous landlord checks, employment checks and right to rent
Preparing the tenancy agreement in accordance with current law
Advise on non-resident tax status and HMRC (if relevant)
Arrange gas and electrical safety certificates as well as energy performance certificates
Collect and remit initial months’ rent, deposit and set up the deposit with the TDS
Set up all utilities into the tenants names with up to date meter readings taken before they move in
Deduct any pre-tenancy invoices
Demand, collect and remit the monthly rent
Arrangement payments for statutory requirements
Pursue non-payment of rent and provide advice on rent arrears actions
Undertake regular inspections and notify the outcome to the landlord
Arrange repairs and instructing approved contractors
Security Deposit dilapidation negotiations
Hold keys throughout the tenancy term

FULL MANAGEMENT SERVICE

Carters Surveyors Lettings Ltd and Carters PM Ltd together provide a full property management service to owners wishing to let out their property.

We are focused on safeguarding our clients’ assets, their investment returns and growing their rental income, whilst ensuring compliance with ever changing regulatory and legislative requirements.

Carters Property Management are RICS, ARMA and IRPM accredited and provide building & estate management services for developments of all types and sizes in multiple locations across the UK.

LET ONLY SERVICE

(with or without deposit protection)

This kind of service is a basic option that Carters provide. Essentially, it means Carters will find a tenant for the property and let it out on behalf of the landlord. With a tenant found and a move-in date established the rest is up to the landlord. Carters is not involved in any other form of managing the property or dealing with further tasks.

The Landlord would remain responsible for all other aspects of the letting including the maintenance of the Property and must comply with the Deposit protection requirements of the Housing Act 2004. Where the Landlord requires the Agent to deal with their legal responsibilities for the protection of tenancy deposits under the Housing Act 2004, then a Tenancy Deposit Service Fee will be charged in addition to the Let Only Service Fee. Whilst the landlord can pay a fee to the agent to secure the deposit on their behalf, they will need to agree to indemnify the Agent for any losses suffered by the Agent as a result of the Landlord’s failure to comply with the Deposit protection requirements of the Housing Act 2004.

Where the Landlord requires the Agent to deal with their legal responsibilities for the protection of tenancy deposits under the Housing Act 2004 then the Tenancy Deposit Service Fee will be charged in addition to the Let Only Service Fee.

LET AND RENT COLLECTION SERVICE

In addition to the lettings only service, Carters will handle the legal requirements regarding the deposit and will collect the rent from the tenant. Carters will also chase up any rent arrears, serve section 13 notice and be on hand to advise you should tenants continue not to pay rent. Insurance can also be purchased that protects the landlords income in the case of rent arrears
